I provide my clients with the best and most recent comparables of the area. Most Sellers have a number in mind. They tend to base that figure on what they owe and how much they have put into their home. The reality in this market is that IT HAS TO APPRAISE! So, it’s very important to have a Realtor who will be honest and realistic. Unfortunately, there are agents that will tell you anything in order to get the listing, and then come back a couple of weeks or month later and tell you, “We have to lower the price”. Time is of the essence for most sellers, so listing at the best, most realistic price is imperative. My motto is to have the best product for the best price.

Next, I stage almost every home I list. I owned my own Staging Company some years back and feel that it is a major factor in how quickly you sell your home. It may be difficult to have someone come in and have you make changes to the appearance of your home, BUT Sellers have to understand Buyers reaction to eye appeal. So, it’s simply “a means to the end”, and then you can put the family pictures back on the wall and restore anything else to your original liking. I also provide the staging items if necessary. (No charge to the Seller for staging).
